How can I register my accommodation?
To register an apartment, you simply contact us and send photos of your property. You can send these by email, post or bring them personally into our office.
We will contact you as soon as we have received your registration.
If you do have any more questions, please do not hesitate to contact us via Email or telephone.

How It Works

1.
· Fill in the registration form
· Give as many details as you can about your accommodation
· Fix the prices with the discounts, the security deposit and the cleaning charge.
· Send us the best picures you have (at least 6) of the accommodation in order to illustrate the online description. There has to be one foto of the kitchen and one of the bathroom.
Please note that if you need some help, especially for fixing prices, we will be glad to give you advice. Do not hesitate to contact us.

2.
· According to the information given by you, we insert the dates in our database in order to create the web page for your accommodation.
· Handle the advertisement of your accommodation online and in national/international magazines and newspapers.
· Deal with the clients and provide them with all the information requested about your accommodation.

3.
· We will take care to keep arrival and departure dates up-dated on our site so that the accommodation will be rented out continuously.

4.
· As soon as we will receive a reservation for your accommodation, we will contact you.
· We will send a booking confirmation to the client. This booking confirmation contains information on the accommodation, where and how to find it, names and contacts of the contact person etc.
· Deal with the clients and provide them with all the information requested about your accommodation.

5.
· On his or her arrival, the client will give the rent to you, the deposit and the amount of possible additional charges in cash.
· The client has then already paid to us a prepayment that is the commission for the service we offer him. This prepayment due on the very moment of reservation will be paid in addition to the prices you fixed for your accommodation.
· So you will get the whole amount of the rent you indicated to us.

6.
· Hand out the rental contract and the inventory of the accommodation to the client. The contract has to be signed by both of you.
· Give the client the keys for the accommodation and the receipt of payment.
On the last day of the client, pay back the security deposit to the client, after having checked the condition of the accommodation.

· For how much can I rent out my accommodation?

Of course, it depends on your accommodation and its properties. Rates vary a lot and the range can be from 20 € up to even more than 200 €. Prices can also depend on the number of people your are able to accommodate and, of course, on the season. Usually prices during the high season are more elevated than during low season. Often, clients ask for good standard accommodations and are always aware of price-quality value.

· Is it better to rent out the accommodation: per day, per week or per month, and why?

As far as apartments, villas etc. are concerned: In high season, it is better to rent them per day or per week, because during this period they will easily be rented out. In addition, the rent you will get will be much higher than a monthly rate. In low season, however, we recommend to have also an option of longer periods, as it is more difficult to have the accommodation rented out all the time only per day or per week.
So it is up to you to decide which of the options are at your convenience.
It is very important to keep in mind that you or the contact person has to be at the accommodation in the moment the client arrives in order to hand over the keys and to receive the rent. Therefore it is very important to be aware of the time at your disposal.

No, absolutely not. We offer you this service for free. For you as an owner, renting out your accommodation will become fast, easy, comfortable and best of all:
you will earn more money than by renting it out by an ordinary long-term contract!

Additional Information

· Do I have to sign a contract with Dream-flats.com?
No, you do not have to sign a contract with us, regarding the rent out of your accommodation.
Every time have a reservation the rental-contract will be signed by you and the tenant.
Dream-flats.com only offers the service to list your accommodation on its site, but is not involved in the signing of the rental-contract. But you will have to sign a contract with us regarding your statements about who is the owner, the equipment, the situation etc. You will have to assume all the responsibility regarding the information you give to us in any moment. Furthermore, Dream-flats.com does not accept any kind of responsibility concerning any damages of the accommodation, not even for the non-payment of the rents.

· Do you recommend a cleaning service? What does that exactly mean?

On the arrival of a new client, the accommodation has to be clean.
Therefore you should provide a cleaning service as the client usually does not clean up well enough before he/she leaves. Usually, the cleaning service is done after the departure of one client (before 11 a.m.) and before the arrival of the next client (after 3 p.m.).

· What about additional charges like water, electricity, etc.?

Generally, those charges are included in the rates you fix for renting out your accommodation.
